How to Split Rent Fairly

The best approach depends on bedroom size, occupancy, income, amenities and how shared areas are used. There is no single "correct" answer — but a transparent method that everyone agrees on beforehand is almost always fair.

Rent-Splitting Methods Explained

Equal Rent Split

Divide the total rent by the number of tenants. Simple and popular when bedrooms are similar and everyone earns roughly the same.

Rent Split by Bedroom Size

Allocate a portion of the rent (typically 55–65%) to private bedrooms based on floor area. The remaining share covers common areas divided per person. Larger rooms pay more.

Rent Split by Income

Each person contributes in proportion to their income. This keeps the rent-to-income ratio equal across the household.

Rent Split Between Couples and Single Roommates

A couple sharing one room still uses shared spaces as two people. Split private-room cost by room, then divide shared costs per person.

Rent Split Based on Room Features

Adjust for ensuite bathrooms, balconies, better light or private entrances by giving each bedroom a feature score on top of its base area value.

Combined Method

How to Divide Utilities and Household Bills

Electricity, water, gas, heating and internet are typically split equally or per person. Streaming subscriptions and groceries can be assigned only to the people who use them.

How to Split a Security Deposit or Rental Bond

The most common approach is to split the deposit in the same proportion as monthly rent, so each person's share of the deposit matches their share of the rent.

How to Calculate Prorated Rent

When a tenant moves in mid-month, calculate a daily rate — usually rent divided by the number of days in the billing period — and multiply by days occupied. This calculator supports exact days, 30-day month and annual-daily-rate methods.

Example: Three Roommates in a 3-Bedroom Apartment

Rent is $2,400. Bedrooms are 16 m², 12 m² and 10 m². Using bedroom-size split (60% private / 40% shared) the shares work out roughly to $920, $760 and $720 — everyone's total reconciles exactly to $2,400.
